Manchester’s greenest building reaches completion
Office building Windmill Green, located in the heart of Manchester city centre, features cutting-edge solar panels, real-time energy monitoring, a living wall and the city’s first scooter fleet for tenants.
The seven storey office building has already made a name for itself as the greenest building in Manchester as the city’s first multi-let office to achieve the globally-recognised BREEAM ‘Outstanding’ rating for sustainable design.
The exterior features innovative ‘bifacial’ solar panels which absorb light from both sides - another Manchester first - making them up to 20 per cent more efficient than conventional panels.
Architect tp bennet led on the building design, which includes a rooftop terrace with its own apiary for bees. An expansive living wall made up of thousands of individual plants wraps the exterior of the building’s entrance through to the reception to bring the outdoors inside.
The interior features highly efficient glass, ultra energy efficient LED lighting which uses only 4 watts to light each square metre, modern water saving measures and the ability to monitor energy consumption and feed back to tenants in real-time.
The building has no on-site car parking facilities, having instead installed cycle storage facilities and showers and five custom-built branded scooters for tenants to use free of charge.
There is also Brompton cycle hire ‘vending machine’ outside the building, allowing tenants and locals to hire bikes.

Basil Demeroutis, managing partner of the developer FORE Partnership, said: “We are very pleased to reach this important milestone, three years after purchasing what was a derelict building.
“The scheme’s offering is unlike anything else on the market. The team has worked hard to create a space which is ultra-sustainable and high-spec, but which also encourages creativity, collaboration, and a sense of community.”
Windmill Green can be found on Mount Street in the city centre, opposite Manchester Central Convention Complex.
